RENTAL RULES AND REGULATIONS

1. A- CHECK-IN TIME IS AFTER 4 P.M. PST AND CHECK-OUT IS 11 A.M. PST. NO Early 

          Check-ins.

    B- All rules and regulations of the complex posted  and informed are to be complied with.

       Non-compliance with these regulations will result in immediate eviction with out refund.

         - complex security usage, pool regulations, times of availability, usage rules and restrictions.

            

           -NO EXCESSIVE NOISE or disturbances of any kind, at any time. Complaints received

          (especially after 10pm,or before 7am), will result in immediate eviction without refund.

          (Please be aware that this is also a residential complex, and we hold the respect of our

          fellow owners in high regard, complaints are taken seriously)


2. This is a NON SMOKING unit.

  1. 4.A) We will not rent to vacationing students or persons under 25 years of age unless accompanied by an

  2. 5.   adult guardian or parent.

  3. B)All children 12 and under must be accompanied by an adult in common areas, no running,

  4. C)   screaming or creating disturbances for other residences.

     Any complaints will result in immediate eviction without refunds.

  1. C)Children under the age of 15 must be accompanied by an adult in the fitness centre. Any report of

  2. CI)   miss use and abuse, or damage of  equipment, will result in additional charges over the personal

  3. CII)  condo damage deposit, and will result in immediate eviction without refund.

5. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $300 is 

    required. This must be received within seven (7) days of booking the 

    reservation. The deposit automatically converts to a security/damage deposit 

    upon arrival. The deposit is NOT applied toward rent; however, it is fully 

    refundable within (14) days of departure, provided the following provisions 

    are met.

a. No damage is done to unit or its contents, beyond normal wear.

b. No damage is done to the complex and common areas provided.

c. No candles are permitted  to be burned in condo for any reason. 

d. No charges are incurred due to contraband, or collection of rents or 

    services rendered during the stay. 

e. All debris, rubbish and discards are placed in dumpster.

    Soiled  dishes are placed in the dishwasher and cleaned. Bed linens are

    placed in laundry bin, all other laundry is done or in dyer.

    Any excessive cleaning  required by maid service after check-out,  will be charged.

f. All keys are Given to property manager ( Casa del Mar )

g. All charges accrued during the stay are paid prior to departure. 

h. No linens are lost or damaged. 

i. NO Early check-in or late check-out. 

j.  

k. The renter is not evicted by the owner (or representative of the owner), 

    the local law enforcement, the security company employed by My Complex.


1 A) PAYMENT - An advance payment equal to 50% of the rental rate is required 

    at time of booking. The advance payment will be applied toward the condo 

    rent. Please make payments in the form of traveler's checks, bank money 

    orders, cashiers checks or certified checks payable to T & D Cross. The advance 

    payment is not a damage deposit. The BALANCE OF RENT is due sixty (60) 

    days before your arrival date.

   B)  For short notice bookings (60 days or less) The total including damage deposit is due at time of booking.

   C)  NO PAYMENTS WILL BE ACCEPTED WITHOUT SIGNED CONFIRMATION & SIGNED RULES & REGULATIONS.

2. CANCELLATIONS - A sixty (60) day notice is required for cancellation. 

    Cancellations that are made more than sixty (60) days prior to the arrival 

    date will incur no penalty. Cancellations or changes that result in a 

    shortened stay, that are made within 60 days of the arrival date, forfeit 

    the full advance payment and damage/reservation deposit. Cancellation or 

    early departure for any reasons do not warrant any refund of rent or deposit.

3. MONTHLY RESERVATION CANCELLATIONS - Monthly renters must cancel one 

    hundred twenty (120) days prior to check-in. Monthly renters who make a 

    change that results in a shortened stay must be made at least ninety (90) 

    days prior to check-in. 

4. MAXIMUM OCCUPANCY- The maximum number of guests per condominium is 

    limited to four (4) persons, unless otherwise approved.(additional charges may be added and would be

     reflected in contract agreement).

5. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY.

    Longer minimum stays may be required during holiday periods. If a rental 

    is taken for less than three days, the guest will be charged the three-night rate.

    Short stays will also incur an additional cleaning fee to be stated in the contract. 

  1. 6.INCLUSIVE FEES - Rates include a one-time linen-towel setup and, set amount of basic toiletries.  Amenity

  2. 7. fees are included in the rental rate. Unless otherwise stated. all supplies are the responsibility of the guest. While linens and bath towels are included in the unit, we suggest you bring beach towels, 2 are provided.

    We do not permit any white towels or linens to be taken from the units. 

 7. NO DAILY MAID SERVICE -daily maid service is not included in the rental rate however is 

    available at an additional rate. Contact us for requirements, and prices.

8. RATE CHANGES - Rates subject to change without notice. 

9. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense 

    will be subject to forfeiture of advance payment, deposit and/or rental 

    money, and the party will not be permitted to check-in. 

10. WRITTEN EXCEPTIONS - Any exceptions requested by guests, to the above mentioned policies must 

     be approved in writing in advance.  

     Amendments may be be to the above policy to insure clarity of condo/complex regulations

11GUEST PARKING & KEY ACCESS & Pool

   A*1* Secure parking space is available

     The parking stall is located under the tower. We have only one parking space in the garage

     This is a shared garage. Any complaints from the permanent residence may 

     result in either loss of use or eviction. 

 13. LIABILITY RELEASE: We the owners Tom & Denise Cross, shall not be held liable

     for any damage, injuries, illness, incurred or created by Guests, or weather related problems, and  or any 

     circumstances beyond our control occurring during or affecting a Guest's reservation or stay, and or beyond

     stay.
